The closing table I never forgot

Let me tell you why I take first-time buyers so seriously. Sixteen years ago, we sold a rental house we owned. Another agent brought the buyer, a first-timer, and everything went smooth right up until closing day. I walked into that bank, and the second I stepped into the mortgage department, I knew something was wrong.

The numbers had gone sideways and the buyer came up short at the table. She needed about six hundred and seventy-five dollars she didn't have. Her dad was there, and he was mad. She was buying her very first house, and she was sitting there crying. She got on the phone to try to fix it, and let me tell you, it was not a nice call. I stood there and heard the whole thing.

When she hung up, I walked in and told her I'd pay it. But there were two caveats to that money. First caveat: you forget this ever happened, you get excited again that you're buying your first house, and you go have a really good day. Second caveat: whenever you sell this house someday, you interview me for the job. You don't have to hire me. I just want the interview.

Two years later she called and asked me to come look at her house. I showed up thinking it was the interview. I wasn't even sure I was listing it. I walked through, we talked pricing, and she looked at me and said, "Well, why didn't you bring the listing contract?" Since then I've listed and sold five or six houses for her, and she's sent me more business than I can count.

Buying and selling a home is not for the faint of heart. It's not easy. There are hard steps, and things go sideways even when everybody means well. That's why you want somebody who's been there, done that, and stays in your corner when the room gets tense. And I'll be honest with you, even now there are things I watch happen at that table that I can hardly believe. Better that I'm the one who sees them coming.
